HomeMy WebLinkAbout92-09ORDINANCE N0. 92-9 ORDINANCE PERMITTING EXPANSION OF PINE HILL TRAILER PARK AS CONDITIONAL USE [: ADOPTED: June 24, 1992 EFFECTIVE: June 24, 1992 -89- ORDINANCE NO. 92- 9 • • ORDINANCE PERMITTING EXPANSION OF PINE HILL TRAILER PARK AS CONDITIONAL USE WHEREAS, Michael D. Cox, Elizabeth M. Cox, and Carl A. Cox have requested permission to expand Pine Hill Mobile Home Park, 211 Bentley Hollow Road (Tax Map No. 081-01-0000-97B) onto the adjoining 4.1 acres in the Cool Springs area of the Town of Pulaski, Pulaski County, Virginia; and, WHEREAS, the subject location is zoned R-2 (Residential) and the expansion of a mobile home park requires a conditional use permit; the applicants have submitted site plans and water and sewer plans signed by a licensed engineer; the proposed expansion will be onto 4.1 acres next to the existing mobile home park and will add 29 mobile home sites; and, WHEREAS, after advertisement as required by law, the planning commission held a public hearing on April 13, 1992 and recommended approval as a conditional use on May 12, 1992; and, , WHEREAS, after advertisement as required Council of the Town of Pulaski, Virginia, on June 16, concerns of the neighbors were addressed; by law, a public hearing was held by the Town 1992, wherein the plans of the applicants and the NOW, THEREFORE, be it ORDAINED by the Town Council of the Town of Pulaski, Virginia, sitting in special session on June 24, 1992, that the application of Michael D. Cox, Elizabeth M. Cox, and Carl A. Cox to expand the Pine Hill Mobile Home Park, 211 Bentley Hollow Road (Tax Map No. 081-01-0000-97B) onto the adjoining 4.1 acres and to add 29 mobile l~~~me sites as set forth in the site plan submitted to the Town, is hereby approved as a conditional use, subject to the following conditions which have been accepted by the applicants: 1. The applicants shall construct water and sewer lines to the specifications approved by the Town, dedicate the utility lines to public use, and grant the Town a maintenance easement, and upon completion, request the Town Council's consideration of acceptance of the utility lines with the Town's system and maintenance program and; 2. The applicants shall plant and maintain trees to ~revent vehicular traffic from the park's interior drive onto the unnamed right of way between Bentley ollow Road and Bentley Lane, and shall install and maintain a barrier until the trees are in place and 1 ge enough to function as a barrier. 3. The applicants shall plant and maintain trees ng the project's upper boundaries to screen the property from neighboring properties. 4. All other improvements shall be in conformity with the site plan submitted to the Town and in conformity with the other provisions of the Zoning Ordinance of the Town +~f Pulaski and all other applicable laws.
