Ordinance 2002-11 Ordinance Approving Conditional Zoning R-2 on Pleasant Hill Drive • ADOPTED: October 1, 2002 EFFECTIVE: October 1, 2002 ~~~ ORDINANCE 2002-11 r ORDINANCE APPROVING CONDITIONAL ZONING-R2 ON PLEASANT HILL DRIVE WHEREAS, White, L.L.C. owner, H.W. Huff, III agent, submitted an application to the Town of Pulaski seeking conditional zoning-R2 fora 2.477 acre parcel at the northern intersection of Pleasant Hill Drive and Route 11, which is identified as Tax Map No. 063-025-0000-027 and recorded in Deed Book 56, Page 833 and shown in Attachment A and WHEREAS, the Planning Commission, in a duly noticed public hearing on July 8, 2002 wherein the comments and concerns of the public were heard, recommended to Council that the application be approved under the following conditions: (a). That the proposed development consist of no more than 10 units; and that it be in substantial conformity with the documentation submitted (as shown in Attachment B; and (b). That construction be of masonry and siding. WHEREAS, the Town Council, in a duly noticed public hearing on August 6, 2002, considered the recommendation of the Planning Commission and received the comments and concerns of the public; NOW THEREFORE be it ORDAINED by the Town Council of the Town of Pulaski, Virginia sitting in regular session this 15t day of October 2002, that the application for Conditional Zoning-R-2, from White, L.L.C., owner; H.W. Huff, III, agent for a parcel identified as Tax Map No. 063-025-0000-027, as shown in Attachment A, is approved under the following conditions: (a). That the proposed development consist of no more than 10 units; and that it be in substantial conformity with the documentation submitted (as shown in Attachment B; and (b). That construction be of masonry and siding. This ordinance is effective upon adoption and is adopted by recorded vote this 1~` day of October 2002 by the Town Council of the Town of Pulaski, Virginia as follows: Jeffrey S. This planned unit development (PUD) will be directed primarily at the baby boom and older generations. These ultra modern units will feature large open rooms, master suites on the first floor, extra large bathrooms, ground level garages, large open kitchens and private decks and patios. Some units will have basement; others will be built on slabs or. over crawl spaces. Maintenance free exteriors, high efficiency heating and cooling equipment, and extensive use of natural lighting highlight only a few of the many features that these modern, efficient, 21~` century homes will offer the new home buyer. A homeowner's association will insure the continued maintenance of all common areas, including lawnmowing, landscaping, lighting, parking lots and snow removal. ~ We feel that this project will offer much needed diversity to our local housing market, and hopefully spur interest in future developments. We also feel that this project will increase the value of residential property in the area. If granted approval to proceed with this project we plan to hold several citizen focus groups to assist us in the development of our overall plan. This group will be made up of interested area realtors, town officials and neighborhood residents.
