1. The Mayor called the Meeting to Order at 5:00 p.m. and asked for a roll call.

2. The Vice Chair for the Planning Commission called the Meeting to Order and asked for a
roll call.

Terry Hale Sr- Aye Frank Neice- Aye
The Mayor reported the joint meeting is being held to consider rezoning six properties on
Washington Ave from I-2 Industrial District to B-2 General Business District.
3. Joint Public Hearing
a. Case 2023-RZ002 Rezoning Washington Ave [tax parcel(s) 072-51-33-14, 072-
51-33-10, 072-51-33-8, 072-51-33-6, 072-51-33-2, and 072-51-34-2] from I-2
Industrial District to b-2 General Business District. Ordinance 2023-07.
Ms. Bork reported the town had received a request to verify zoning on the
property at 338 North Washington Ave as part of the business license process. A
review of the property revealed the location and five other properties were zoned
I-2, Industrial District.
Ms. Bork stated the parcels be rezoned so the properties uses would align with the
current use of the buildings. The rezoning will promote future commercial
development and supports the town's goal of promoting small businesses within
the community. Mr. The owners of the six properties are in support of the
proposed rezoning.
The Vice -Chairman asked Planning Commission members if they had any
questions.
Mr. Taylor asked what the impact of the current zoning causes the need for a
special meeting.
Ms. Bork stated the current uses are bi-right uses in the B-2 district which
includes restaurants, medical offices, etc. but are not bi-right uses in I-2.

The Vice -Chairman stated he feels this rezoning does go along with the
Comprehensive Plan and it makes sense to correct the issue.
The Mayor asked Town Council members if they had any questions.
Mr. Reis stated the B-2 zoning doesn't have medical offices listed, like Wythe
Eye Associates.
Ms. Bork stated the definition of `general offices' included medical office
facilities.
The Vice -Chairman opened the public hearing.
The Mayor opened the public hearing.
The Vice -Chairman closed the public hearing as there were no speakers.
The Mayor closed the public hearing as there were no speakers.
The Mayor asked the Planning Commission to recess for consideration of the
request.
The Town Attorney stated the Planning Commission adjourned to the Council
Conference Room instead of the East Wing Conference Room as posted on the
- agenda. The Town Attorney stated he went to the East Wing Conference Room in
case any speaker showed up to speak, and no speakers were present.
Ms. Bork returned to the Council Chambers and reported the Planning
Commission voted unanimously to approve the rezoning of the six properties on
Washington Ave.
The motion was made by Mr. East and seconded by Mr. Clark to approve
Ordinance 2023-07.

4. The Vice -Chairman asked for a motion to adjourn the Planning Commission meeting.
The motion was made by Mr. Hale and seconded by Mr. Taylor to adjourn the
meeting.
5. With no further business, the Mayor adjourned the meeting at 5:20 p.m.
